Selling a house has a funny way of turning your life into cardboard boxes, cleaning supplies and questions about why you’ve kept seventeen coffee mugs.
Amid the chaos, your legal closing can feel like just one more thing on the list. A little preparation, however, can make the process considerably smoother.
1. Get Your Lawyer Involved Early
You don’t need to wait until the week before possession to contact your real estate lawyer. Providing your documents and information early gives everyone more time to prepare.
2. Don’t Ignore the Details
Names, ownership information, mortgage details and closing dates matter. If something has changed, including your marital status or how the property is owned, tell your lawyer.
If you need to provide a Real Property Report (RPR) with evidence of municipal compliance, show your lawyer what you have as early as possible. Ask your lawyer whether an RPR is required for your particular sale.
3. Have Your Identification Ready
Your legal team will need to verify your identity as part of the transaction. Find out ahead of time what identification and documentation you’ll need.
4. Ask About Your Mortgage
If there is a mortgage or other registration against the property, your lawyer will need to address it as part of the closing process. This includes secured lines of credit! Don’t assume everything disappears automatically when the house sells.
5. Ask Questions Before Closing Day
Real estate transactions involve a lot of moving pieces, and questions are normal. A good closing experience should leave you understanding what’s happening with your property and your money.
At Swift LLP, we help Calgary and Alberta homeowners navigate residential real estate transactions with straightforward advice and clear communication.
